NOTES
1) At the key handover, the tenant must provide the landlord with tenant insurance, including $2,000,000 liability coverage, and must maintain this insurance for the duration of the lease and any subsequent renewals.
2) The landlord may request a credit check and/or an employer letter before signing a lease, to the landlord's satisfaction. Any credit check will be at the tenant's expense.
3) The property is considered non-smoking, including for cannabis and electronic cigarettes. The cultivation, production, distribution, or purchase of cannabis or any illegal substance is strictly prohibited.
4) Any short-term subletting, including but not limited to platforms like Airbnb, is strictly prohibited and constitutes a lease violation.
5) The tenant will be responsible for payment of all fees related to the loss of keys.
6) The condo will be clean upon occupancy, and the unit must be returned in the same condition. This includes all condo inclusions, as well as the condition of the floor and walls. Except for normal wear and tear, damages will be repaired at the tenant's expense before leaving the premises.
7) The tenant is allowed to have a pet, provided they adhere to the rules and regulations of the condominium. The tenant will sign these rules before signing the lease.
